Pricing Guide · Updated July 2026
What a contractor website costs in Metro Detroit
Real numbers, including ours. Most pricing pages in this industry say "it depends" and ask for your phone number. This one gives you the actual ranges contractors get quoted, what drives them, and the flat prices ClearSite publishes.
The Market
The four ways contractors buy a website
Every contractor website in Metro Detroit came from one of these four paths. The up-front number is only half the price; who maintains the site afterward is the other half.
Traditional agency build
$3,000 to $8,000+ up front, plus $50 to $150/mo maintenance
A custom project scoped and quoted per company. For a contractor the quote swings on gallery work, service-area pages, and whether anyone writes the copy. Timelines run months, which is a real cost when the site was supposed to be live before the busy season. And the maintenance contract usually covers hosting only, so adding your latest project photos becomes a billed request that never happens.
Freelancer
$500 to $3,000 up front, maintenance informal or none
Cheaper and often faster, but the site lives and dies with one person. Contractors feel this harder than most: the trade runs for decades, the freelancer moves on in two years, and the company is left with a site nobody can log into. A lot of our takeover work starts exactly here.
DIY website builder
$20 to $50/mo, plus your evenings
Wix, Squarespace, and similar tools price low, and for a side project they are the right answer. For a working contractor the real cost is evenings spent fighting a page editor instead of quoting jobs, and the result usually reads as a template next to the competitor who invested. It also leaves nobody responsible when the contact form quietly stops sending.
ClearSite managed build
$1,200 build, then $149 to $449/mo, everything included
A flat one-time build, then a monthly plan that covers hosting, security, SSL, updates, and content changes. Finished a job worth showing off? Email us the photos and they are on the site typically within one business day. The numbers below are the same published prices every company gets.

The Drivers
What actually moves a contractor website quote
When two quotes for the same company differ by $4,000, the gap is almost always one of these four things.
Service and service-area pages
A roofer who wants roof repair, tear-offs, and gutters each ranking in three different towns needs more pages than a five-page brochure, and earns it back: every service-plus-city page is its own ranking target for the calls you want more of.
Project gallery
Homeowners hire the work they can see. A real gallery, organized by job type with befores and afters, takes build time that a template slider does not. It is also the single strongest selling tool a contractor site has.
Quote request forms
A fast, mobile-friendly estimate form with photo upload beats a bare phone number for the homeowner browsing at 9pm. Forms that route properly and actually get answered take integration work, which is why cheap builds skip them.
Who maintains it after launch
The line item contractors forget to compare. Hosting, security patches, license and insurance updates, and new project photos either come with the plan, get billed hourly, or never happen. Over three years, maintenance is often the largest cost of the site.

Cost questions, answered straight
Why do contractor website quotes vary so much?
Because most agencies price per project and scope is negotiable: page count, copywriting, gallery work, and service-area pages can each swing a quote by thousands. Ranges of $3,000 to $8,000 or more are common for custom contractor builds in Metro Detroit. ClearSite publishes one flat number instead: a $1,200 build for every company, with plans from $149/mo after that.
What does the ClearSite $1,200 build actually include?
Design, copywriting from a short intake form, service and service-area pages, a project gallery, quote request forms, mobile-first development, local SEO groundwork, and launch. Then the monthly plan takes over: hosting, SSL, security, updates, and content changes handled for you. There is no hourly billing at any point.
Is paying for Angi or Thumbtack leads cheaper than a website?
Lead platforms charge per lead, commonly $15 to $100 or more depending on the trade, and the same lead is often sold to several competitors at once. That can fill a slow week, but you are renting demand forever and racing three other bids to the phone. A website is the opposite economics: a fixed monthly cost for leads that come to you alone, from people who already chose to call you. Most established contractors we work with use the site to get off the platforms, not to supplement them.
Is a $30/mo website builder enough for a contractor?
It can hold your phone number and a few photos. What it usually cannot do is compete: when a homeowner compares three companies, the one with the fast, professional site full of local project photos looks like the safer hire. If all your work comes by referral, DIY might be enough. If you want the site winning jobs, it rarely is.
What does a contractor website cost over three years?
Compare totals, not sticker prices. A $4,000 agency build with $100/mo maintenance and occasional hourly edits runs roughly $8,000 to $9,000 over three years. ClearSite at $1,200 plus $250/mo (our Growth plan) totals $10,200 and includes all hosting, updates, gallery additions, and content changes with no hourly billing. Similar money; the difference is whether the site is actively managed the whole time or goes stale after launch.
Do these numbers apply outside Metro Detroit?
Broadly, yes. Big-city agency quotes trend higher and rural quotes lower, but the ranges above hold across most US markets. ClearSite pricing is the same flat number everywhere we work, including Metro Chicago.
